   1.     Framing and pouring of portions of the full depth repairs for PT work

2.    PT repairs continued on the second floor

   1.    Concrete and PT repairs to continue on the inner portions of the second floor.

The following tasks were completed week ending November 23,  2012

   1.      The fourth floor inner portion of the pour strip was stripped and cleaned up.
   
   
2.     Dust partitions were erected on the inner portion of the second floor.

   
3.     Demolition and framing started on the inner portion of the third floor pour strip.

   
4.     Plumbing and drain rodding took place throughout the garage. 

5.     The fourth floor inner portion of the pour strip will be poured on Friday 11/16/12

RE: GARAGE RENOVATION PROJECT

           

Dear Unit Owner, Resident, Garage Parker of Ontario Place:

 

Residential Parkers (parking spaces on floors 5-9) will be able to begin parking in their parking space as of MONDAY, OCTOBER 15, 2012 after 5:00PM. Transponders will be turned on as of this time to allow re-entry into the garage.

 

The project will continue on the lower levels of the garage. Therefore, you should still anticipate dust, noise, and traffic configurations through the garage on the lower floors.

 

The representatives at the following garages have been informed that parkers will be giving notice to vacate as of MONDAY, OCTOBER 15, 2012 after 5:00pm.

Please be sure to contact the garage you are parking in to notify them of your intention to vacate as of 10/15/12. You will need to follow whatever directions they provide you regarding procedures for returning access cards, etc.

The following tasks will take place during the week of March 26, 2012

      
1.     Remainder of the scaffolding will be erected on the east portion of the pedestrian canopy
      2.     30’ of canopy will be added to Wabash Street 
      3.     Dust partitions will be erected on floors 5-9 
      4.     Z panels will continue to be removed and concrete demo will continue

Garage Project:

As we get ready to approach the spring, the Board, management office, contractors and engineers are preparing for the re-start of the Garage Project. The project is anticipated to begin approximately mid-March. The work will be performed in sections around the garage. When construction is being performed in a specific area of the garage, parkers will be required to arrange for alternate parking during the time their parking space is in the construction area. No more that 150 parking stalls will be taken out of use at one time. Management will try and provide an approximate two-week written notification to individual unit owners/parkers informing of the time frame that their parking space will be effected. In an effort to assist with finding alternate parking, Management will be communicating with CPS Parking to negotiate possible reduced parking in some of their nearby garages. 

 

 

November 18, 2011
10 East Ontario Parking Garage Project Recap-Zera Construction Co., Inc.

The following tasks were completed week ending November 18, 2011

1.     All slab edge formwork was removed. 

2.      All shoring was removed and returned to Safway.

3.     Membrane preparation began on the top floors.

4.     Steel angles were all sandblasted and we began priming of the angles.

5.     Guardrail post layout began on the upper floors. 

 The following tasks will take place during the week of November 21, 2011

             1.     Membrane preparation will continue on all floors.
             
            2.     Membrane will be installed on all floors. This will include the slab edge and a 24” 
                  band in the work area. 

 3.     Guardrail post layout will continue.

             4.     Steel angles will all be primed and painted.

1.     PT slab edges were poured and stressed on floors 8 and 9. 

 

2.      Shoring on floors 1-4 was installed.

 

3.     PT Repairs started on floors 3 and 4. 

 

The following tasks will take place during the week of November 7, 2011

 

1.     PT repairs will be completed on floors 3 and 4.

 

2.     Shoring on floors 5 thru 8 will start to be removed.

 

3.     Slab edge embeds will be installed and the remaining slab edges will be framed and poured.

 

October 28, 2011

10 East Ontario Parking Garage Project Recap-Zera Construction Co., Inc.

 

The following tasks were completed week ending October 28, 2011

 

1.     PT repairs started on floors 8 and 9. A total of 8 new tendons were repaired. New splice couplers were installed, tendon and end anchors.

 

2.      Slab edges on floors 8 and 9 were framed and made ready to pour.

 

3.     Investigation work on the uniform tendon pour strip was started.

 

4.     Shoring on floors 1 thru 4 started. 

 

The following tasks will take place during the week of November 4, 2011

 

1.     PT slab edges will be poured and new tendons will be stressed.

 

2.     Shoring on floors 1 thru 4 will be completed.

2.     Investigation/repair holes were created for the post tension (pt) repairs.

The following tasks will take place during the week of October 24, 2011

 PT repairs will begin on floors 8 and 9.
2.     Concrete repairs for PT work will be ongoing.

The following tasks were completed week ending October 14, 2011

1.    
Shoring materials were delivered for PT repairs

2.      Exterior “Z” panels that skin the building were cleaned, filled and patched.

3.     This was a quiet week waiting on shoring materials and parking notifications to expire. (no new photos)

The following tasks will take place during the week of October 17, 2011

1.      Shoring will be erected on floors 5 through 8.

2.     PT end anchors will be chipped, exposed and prepared.

3.     PT subcontractor will mobilize and prepare for repairs.

The following tasks were completed week ending October 7, 2011

 

1.     Slab edge and column preparation and forming.

 

2.      Column concrete patches were poured. 

 

3.      Preparations for the pt repairs began. Shoring designs were completed.

 

4.      Exterior “Z” panels that skin the building were cleaned, filled and patched.

 

The following tasks will take place during the week of October 10, 2011

 

1.      Shoring will be delivered and portions will be erected in the public parking areas.

 

2.     PT end anchors will be chipped, exposed and prepared.

 

3.     PT investigation openings will be completed.

 

4.     PT subcontractor will mobilize and prepare for repairs.

10 East Ontario Parking Garage Project Recap-Zera Construction Co., Inc.

 

The following tasks were completed week ending September 30, 2011

1.      Investigation holes we created in the concrete slab to determine where the post tension (pt) cables were located. These holes will also identify how the pt cables will be tied off for future concrete repairs. See photo 1 on page 2.

 
2.      PT subcontractor selection and repair types were determined.

3.      All of the slab edge and column concrete demolition was performed in the trial area. In addition preparation and forming has begun on a portion of these repairs. See photo 2 on page 2 for the concrete demolition.

4.     Portions of the column in the trial area were poured.

5.     The exterior “Z” panels that skin the garage are being cleaned, filled and patched at an offsite location.

 

The following tasks will take place during the week of October 3, 2011

1.     Slab edge and column preparation and forming will continue.

2.    
 Slab edge and column concrete patches will be poured. 

3.      Preparations for the pt repairs will begin, including shoring design and pt repair opening holes.

4.    
 Exterior “Z” panels that skin the building will continue to be cleaned, filled and patched.
